Start with the range you are after — a single module, two modules joined by a breezeway, a larger kit dwelling at 5.0 or 6.0 m, a studio cabin, or a sauna pavilion. Then set the widths and lengths below to build your layout, and pick a finish and exterior colour. Pricing updates live below as you go, shown across all three Arc supply pathways — Kit Supply, Lock-up Supply and Modular (completed) — so you can compare before you decide. The bays you pick set the structure — the internal layout is then customised to suit you during design, and most clients change something.
Module A — bedroom wing
The sleeping wing. Bedrooms and the family bath off a hallway that runs along the breezeway edge.
Module B — living wing
A pair is one services spine split across two modules: the bedroom wing carries the bath and laundry, the living wing carries the kitchen. Joined by a breezeway between the long sides — never a shared wall, never a right angle, never end to end. Each wing can be delivered differently, too — one arrives finished, the other as a kit you build on site, if that suits your project.

Module width
Above 4.5 m wide, the road decides for you
A finished module is a road load, and width is what governs it. In NSW a load over 3.5 m wide needs a pilot vehicle and over 4.6 m needs two, under the Transport for NSW oversize access conditions; past 6.0 m it becomes a full traffic management plan.
So 4.5 m is the widest building we can hand over complete. At 5.0 m and 6.0 m the same engineered building is supplied as a kit on 300 PFC portals and assembled on your site. It isn't a lesser option — it's the only honest one at that width.
Can we change the internal layout?
Yes — almost entirely. The structure carries on the perimeter and on portal frames at 4.0 m centres, so no wall inside the building is load bearing. Move a bedroom wall, open the living end up, relocate a doorway: none of it touches the engineering.
What's fixed is the perimeter and the wet-area positions, because those are what let us engineer and price the building repeatably. Inside that boundary the layout is yours, and at 5.0 m and 6.0 m we draw it with you from scratch rather than ask you to pick a plan off a list.
