    Concept confirmed and documentation finalised, carried over from Arc Studio if applicable.

  2. Contract

    Build contract signed, with 50% of any prior Arc Studio design fee credited.

  3. Factory manufacture

    The dwelling is fabricated, fitted out and finished in the factory.

  4. Site preparation

    Footings and services prepared to receive the module.

  5. Delivery & install

    The module is transported and craned into position in a single coordinated event.

  6. Handover

    Final connections, inspection and keys.

05 / BUILD SEQUENCE

Built inside, delivered whole.

From floor cassette to a single crane pick — the module leaves the factory finished and goes straight onto its footings.

Footings and piers

Both pads are marked out and the piers are cast, ready to take a module straight off the truck.

Because the load exceeds standard road limits (standard width limit 2.5 m, height 4.3 m), it travels under an OSOM permit with a pilot vehicle. Arc and the transport operator manage the permit and the route — you don't need to research this yourself. In NSW and QLD, travel is restricted to daylight hours and is prohibited entirely over Christmas, Easter and New Year periods.

08 / PRICING

Price your own layout.

Pick a module, set the width and length, add a second wing if you want one. The configurator prices the layout you draw, off its real enclosed floor area. The configurator sets the structure and the shell; the internal layout is then customised to suit you in design, which is what nearly every client does.

Every combination in the range returns a starting figure for both the completed modular dwelling and the kit system, GST and logistics excluded.

Can I get a mortgage on a modular dwelling?

Yes — Class 1A certification means an Arc Modular dwelling is treated the same as a traditional build by most lenders.

How long does council approval take?

Typically 6-12 weeks, depending on council and site conditions.

Can I customise the design?

Custom briefs go through Arc Studio first, then roll into the Modular build contract with 50% of the design fee credited.

What's the total timeline from contract to keys?

Around 16 weeks, covering factory manufacture, delivery scheduling and install.

Is there a warranty?

Yes, covering the dwelling as a certified build. Ask on your call for the specific terms that apply to your contract.
