We design and engineer the whole building — structure, envelope, interior. You choose how much of it arrives already done: an engineered kit delivered to your site, the building complete to lock-up, or a finished home craned onto your footings. Same drawings, same engineering, every way.

    Kit, lock-up or complete. It's the one real decision, and you can change your mind at any point before you sign.

    Configure it and see the price

    Bedrooms, width, length, finishes. The price updates as you go, so you are never guessing what a change costs.

    Your kitchen is already specified, so it is just your internal doors and your floor in Arc Elements. Skip it if you would rather not decide yet — your consultant will walk through it with you.

04 / CONFIGURE & PRICE

Know what it costs before you speak to anyone.

Most people spend months and a few thousand dollars before they find out a project does not stack up. You can find out in about two minutes, at your kitchen table, without a salesperson in the room.

  • 01 Build your plan. Bedrooms, module widths, lengths, finishes and exterior colour — laid out as you change them.
  • 02 Both prices, side by side. Delivered complete and kit, updating together, so you can see exactly what the labour is worth to you.
  • 03 Leave with a pack. Your configuration, your interior selections and your site answers, all in one document a consultant can act on.

Before you start
How long does it take?

Two to three minutes for a price. Ten if you do the interior selections and the site questions as well and send the whole pack.

Do I need to know my block yet?

No. You can price a building without knowing anything about your site. The site questions are stage five and you can skip them — a consultant will work through them with you instead.

Can we customise the internal layout?

Yes. The building carries its load on the perimeter and on portal frames, so no internal wall is structural — the layout inside the external walls is yours to change. The perimeter and the wet areas stay put, which is what lets us engineer and price it repeatably.

Widths of 5.0 m and 6.0 m go further: those are supplied as a clear open span with the layout drawn with you from the start. They're kit supply only, because nothing wider than 4.5 m can be transported finished.

What if I do not like any of the plans?

Arc Studio designs one for you on the Arc system, and half the design fee is credited against a Modular build or Lock-up Supply contract.

Am I committing to anything?

No. Nothing is sent until you choose to send it, and the pack is a starting point for a conversation rather than an order.

Footings and base beams

The footings are set, then the 200PFC base beams are bolted down to form the perimeter the whole frame is set out from.

The things people ask before they call.

Where an answer isn't confirmed, it says so rather than guessing.

Is this a kit home?

Arc works in three areas. Building Systems is a kit: prefabricated steel weldments that bolt together. Modular is the dwelling that sits on it. Design Studio is the design and documentation side. You can buy the frame alone.

Who builds it?

Who fabricates the steel, who erects the frame, and who holds the build contract all vary by project — ask on your call.

Does it get council approval?

Not answered here. Approval pathways differ by state and council and Arc has not confirmed what it supplies towards an application.

What sizes are possible?

Length runs on the portal grid: portals sit at 4.0 m centres at most, so the bay count is the length divided by four, rounded up.

Width runs on the section ladder: up to 3.5 m uses a 180PFC portal, 3.5–4.5 m a 230PFC, 4.5–6.5 m a 250PFC, and 6.5–8.0 m a 300PFC. Base beams stay 200PFC.

Beyond one module, modules join side by side, mirror, and link with a breezeway. The reference building shown here is two modules of 3.5 × 8.0 m, 56 m², over two bays.

How is it engineered?

Portal frames in PFC. Base beams 200PFC. Posts and rafters at the reference building are 180PFC. Connections are made through 10 mm and 12 mm plates with 16×50 and 20×60 MHSA bolts. Plates and cleats are welded on in the shop.

On site nothing is cut, welded or measured — the members are bolted where the plates already are.

What is and isn't included?

Building Systems is the structural kit. Modular is the dwelling on the grid. Design Studio is the design and documentation that sits in front of both.

The exact boundary of each area — footings, services, cladding, wet area waterproofing, appliances — varies by project and is confirmed on your call.

What does it cost, and how long does it take?

The build-your-own configurator above gives an indicative starting-from price by area, but it isn't a quote. Modular runs to roughly 16 weeks contract to keys; exact cost and timing depend on size, finish and site — ask on your call.

What happens after the call?

A design and engineering phase, then a contract, then the frame goes into fabrication. See the Modular page for the full six-step process from contract to keys.
