Design and documentation, credited to your build.

Arc Studio designs on the Arc system and takes it to approval-ready drawings — one of our layouts as drawn, one of our layouts modified, an interior laid out inside a kit shell, or a fully custom kit design. Half the design fee is credited against a full Arc Modular build or an Arc Lock-up Supply contract that follows — Arc Kit Supply is not eligible for the credit.

02 / PROCESS

Three phases, one fee.

Design, approval, build. Arc carries the documentation through council or private certification before the build contract starts.

  1. Engagement

    Brief taken, design path agreed, design fee paid upfront (exclusive of GST).

  2. Development

    Concept drawings developed against the site and the brief. The number of amendment rounds is set in your proposal.

  3. Documentation

    Drawings progressed to a full construction and approval set.

  4. Lodgement

    Arc lodges with council or a private certifier and manages requisitions.

  5. Approval

    Arc coordinates engineering where it sits in scope, and notifies you of the outcome.

  6. Post-approval

    Approved documentation rolls straight into the Arc Modular build or Arc Lock-up Supply contract, with 50% of the design fee credited. Arc Kit Supply is not eligible for the credit.

03 / DOCUMENTATION SEQUENCE

Brief to issued-for-construction.

The site gets surveyed, the plan gets drawn to the same 4 m structural grid as the build, then the set is stamped and issued.

Every path starts from the same place — our layouts and our structural system. What changes is how much of the plan we draw from scratch.

One of our published layouts, documented as drawn. The fastest route to an approval set, because the plan is already resolved and already engineered.

The shell is fixed — span, portal centres, envelope. Inside it we lay out rooms, wet areas and joinery around how you actually live.

A one-off dwelling drawn from scratch on the Arc kit chassis. Full freedom in the plan, with the structure, spans and details already systemised underneath it.

07 / AGREEMENT

The design fee credit.

The core commercial term of the Design Agreement — half of what's paid at engagement comes back off a full build.

The design fee is payable upfront, exclusive of GST. 50% of the design fee is credited against a full Arc Modular build or an Arc Lock-up Supply contract once it is signed; Arc Kit Supply is not eligible for the credit. The credit is non-transferable. Arc retains intellectual property in the drawings until the build contract is fully executed and paid. If a client terminates, 14 days' notice applies and the deposit is non-refundable. The agreement is governed by Queensland law.

08 / QUESTIONS

Studio questions.

What if none of the stock layouts suit my site?

Then you are on path two, three or four. A modified modular layout reworks one of ours around your site; a custom kit design starts the plan from scratch. Both give you control of the layout with the structural system already resolved underneath, which is what keeps it buildable and quotable as an Arc.

What happens to the design fee if I don't proceed to a build?

It's a standalone design and documentation fee. The 50% credit only applies if you go on to sign a full Arc Modular build or an Arc Lock-up Supply contract — Arc Kit Supply is not eligible.

Who arranges structural engineering?

It depends on the design path and the site. Where engineering is written into your proposal, Arc coordinates it as part of the approval pathway; otherwise it is arranged separately. Either way it is settled in writing before design starts.
